We do this by delivering quality services to the people of the Mon Valley, including housing counseling, real estate and community development and workforce development and financial coaching. We also partner with other local advisory groups and community development corporations that together engage more than 100 local volunteers to think about, and find solutions to, our common and connected problems.

SUMMARY:
MVI is seeking its next Real Estate Developer. The primary responsibility of the Real Estate Developer is to implement real estate development projects from initial conception through construction, to rent-up and stabilized occupancy or sale. This role facilitates and drives all of the components of a development project, and is responsible for the quality, timeliness, and profitability of the project. This role provides benefits to low-to-moderate income residents by encouraging the provision of affordable housing and by removing blight in residential and business districts. It also develops projects that maintain and enhance the residential, commercial and industrial character of the Mon Valley and implement the goals of the coalition.
Essential Responsibilities:
- Assess the feasibility of ideas generated by advisory community groups and the MVI Regional Development Committee by identifying suitable building sites and/or properties; assessing their potential for redevelopment and identifying the key political and community stakeholders who would be affected.
- Create and maintain project schedules that project milestone deadlines.
- Develops accurate financial packages including budgets, cashflows, and affordability worksheets.
- Coordinate the preparation of all funding applications and secure all soft loans and grants necessary to develop the project.
- Coordinate the work of other professionals both internally and externally involved in the development.
- Work closely with MVI volunteers and other MVI staff to ensure the successful implementation of projects.
- Provide the MVI Regional Development Committee and affected community groups with objective technical information (market, financial feasibility) to decide on the merits of pursuing a development project.
- Inform the MVI Regional Development Committee and affected community groups and committees of the step-by-step development process and secures necessary decisions from the MVI Regional Development Committee throughout the development process.
- Fully document development activities and ensure that such documentation is properly filed and maintained.
- Coordinate information with the MVI accounting staff to establish and maintain accurate accounting records.
- In cooperation with MVI Senior Construction Manager, negotiate the construction contract and all related documents.
- Prior to construction start, ensure that all permits, bonding, insurance and other submittals are in hand.
- Assist in the development of informational, public relations, and marketing materials as necessary to ensure a successful project.
- Bachelor’s degree in business, public policy or a related discipline that emphasizes mastery of technical material; relevant commensurate experience may be substituted for a degree.
- Master’s degree and/or certification in development finance or related subject matter preferred.
- Experience in the preparation of development and operating proformas for residential and commercial projects and funding applications.
- Past demonstrated experience in economic development, community development, and related fields required.
- Prior experience in small for-profit or grassroots non-profit organization highly preferred.
- Prior experience with Low Income Housing Tax Credits highly preferred.

The salary range for this role is $60,000-$85,000, dependent on relevant experience.
