Real Estate Finance and Development Analyst

Beauty Shoppe is seeking a dynamic professional to serve as the Real Estate Finance and Development Analyst. The Real Estate Finance and Development Analyst will manage the upfront stages of the co-working property development process, including project/site prospecting, communication with project owners (external developers and landlords), development of project proposals, project financial validation and pro forma development, Management Agreement contract negotiation and completion. Once contract is signed, process moves to property Launch stage and requires oversight to ensure project continuity and consistency through opening. The Real Estate Finance and Development Analyst will coordinate project conception with internal team members, including marketing, design, and company executives, while representing the company with external stakeholders including owners of real estate, development partners, architects and construction managers.  This is a key role that sits at the forefront of our business' value creation process and will touch all aspects of the company. The Real Estate Finance and Development Analyst will develop a deep understanding of the exciting and fast-growing industry in which we work.

This position requires hands-on analysis and validation of project financial feasibility, as well as management of early stage project prospecting. The role requires very close communication and work with the CEO and COO, as well as external stakeholders.  Once project moves from prospecting/validation in the Development phase, the Real Estate Finance and Development Analyst will represent the project's financial goals and budgets throughout the project by maintaining communication and coordination with the Launch Manager until successful location launch.


Responsibilities for the position include:

  • Assist in the development and site planning for new projects
  • Identify and evaluate opportunities for development or enhancement of projects
  • Lead financial analysis and ensure financial viability of each co-working location
  • Develop, evaluate, refine and manage all pro forma, project budgets and schedules
  • Coordinate outside resources (architects, consultants, engineers, and contractors)
  • Coordinate with and obtain input from in-house team during project conception
  • Position project locations across a product spectrum to align with consumer needs profile, pricing and submarket need
  • Prepare approval requests and holds bottom line responsibility for budgets and pro forma
  • Participate in developing, reporting and monitoring project budgets
  • Synthesize and communicate clear project vision internally and externally
  • Assist with all aspects of due diligence and closing transactions
  • Assist in preparing Investor Reports

The successful candidate for this role will bring:

  • Bachelor’s degree in finance, economics, business or related discipline
  • MBA, JD, or other graduate level degree a plus, but not mandatory
  • 3 to 5 years of real estate financial analysis experience
  • Project management and/or architecture, or related experience beneficial
  • Experience in hospitality preferred but not necessary
  • Experience in delivery of office space
  • Deep and demonstrable working knowledge of real estate concepts, markets, trends and issues
  • Experience reading and reviewing real estate documents (leases, operating agreements, environmental reports, appraisals, etc.) required
  • Ability to communicate effectively verbally and in writing
  • Excellent analytical reasoning to resolve issues
  • Desire to succeed in high-growth, fast-paced environment
